Who Should Consider Meth Testing?
Meth testing is essential for anyone seeking clarity about the condition of a property, including:
- Home buyers wanting certainty before purchase
- Landlords and property managers protecting rental assets
- Tenants seeking reassurance about their living environment
Understanding meth contamination risk helps ensure your property is safe, compliant, and suitable for its intended use. Whether you own, manage, or are preparing to buy, testing provides the evidence needed to make informed decisions.
Why Meth Contamination Matters in New Zealand
Methamphetamine (P, pure, ice, crystal, speed) is a highly addictive stimulant that leaves behind residue through both use and manufacture. These residues accumulate on surfaces and may pose health risks—particularly for young children, vulnerable occupants, and in higher-use areas of the home.
In cases of manufacture, additional chemicals such as acids, solvents, and fuels may be present, increasing the potential hazard.
Rental Properties Are at Higher Risk
A significant proportion of meth-related activity identified by NZ Police occurs in rental properties. Because contamination is invisible and often odourless, property history cannot be reliably assessed without testing.
Meth testing provides an objective, evidence-based understanding of a property’s condition.
Our Meth Testing Approach (Aligned with NZS 8510:2017 and 2026 Regulations)
Safe & Healthy Home Solutions follows recognised New Zealand standards and current regulatory requirements for methamphetamine testing in residential properties.
Our approach reflects a progressive, three-level process:
1. Baseline Screening Assessment (BSA)
Used where there are no or low indicators of meth-related behaviour.
- Discrete sampling across all key areas within the property
- Laboratory composite analysis
- Cost-effective way to establish presence or absence of contamination
- Suitable for tenancy change, pre-purchase, and routine risk checks
See BSA pricing here.
Important:
Screening assessments do not determine contamination under the regulations and are used to inform whether further assessment is required.
2. Enhanced Screening (Area-by-Area Analysis)
Used where there are indicators of meth-related behaviour or a higher level of certainty is required.
These approaches provide greater insight into how contamination may be distributed within a property:
Area-by-Area composite screening (AxALC)
- Increased sampling across key areas
- Composite laboratory analysis
- Ability to progress to individual results if required
Discrete individual sample analysis (Insights)
- Individual laboratory results from the outset
- Clear identification of contamination distribution
- Faster decision-making where risk is elevated
These methods provide greater intelligence and confidence where risk indicators are present.
Important:
These screening methods still do not meet the definition of a Detailed Assessment under NZS 8510:2017 and cannot be used to formally determine contamination under the regulations.
3. Detailed Assessment (Regulatory Determination)
- Individual sample analysis aligned with NZS 8510:2017
- Room-by-room determination of contamination levels
- Required for tenancy tribunal matters, insurance decisions, and defining decontamination scope
A Detailed Assessment is required where a formal determination of contamination is needed under the Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026.
Our process includes:
- Sampling aligned with NZS 8510:2017
- Sampling follows the NIOSH 9111 methodology, aligned with current regulatory requirements
- Laboratory-based analysis using validated methods
- Clear, evidence-based reporting suitable for insurance, tenancy, and property transactions
- Qualified and trained technicians operating to defined competency standards
Baseline Screening Assessments (BSA) start from $269 + GST, with bundled services available to optimise cost efficiency.
If contamination is detected, further assessment may be required to identify specific locations and inform next steps.

When We Recommend Meth Testing
Meth risk is not tied to a single event—it should be managed across the property lifecycle. See our fact sheet for a full breakdown.
Before Buying a Property
Include “subject to a satisfactory meth test” in your purchase conditions—especially for rental properties, holiday homes, or where property history is unclear.
Disclosure requirements may not capture all contamination levels, making independent testing an important safeguard.
Between Tenancies
Investment properties carry elevated exposure to behavioural risk. Testing between tenancies:
- Establishes a clear baseline
- Supports insurance and documentation requirements
- Identifies issues early
- Reduces disputes between tenants
- Protects long-term asset condition
If You Notice Warning Signs
Changes in occupancy patterns, unusual odours, visible residue, or behavioural indicators may suggest increased risk. Learn the common signs your property may be affected.
